CONGRATULATIONS on building your rental portfolio! You’ve clearly worked hard and you have sacrificed a lot to get here and next key finding the right property manager or changing your current one if you are not getting the service you deserve.
Property Management should be simple right? Go to the local agency and hand over the keys, set and forget. Sadly the result is anything but for most landlords. When we started the property management arm of our business we identified what was missing and developed strategies to fill the gaps. So far, (touch wood) we have not lost a single rental property through unhappy clients so we know we are on the right track!
We manage properties across the Redlands, Bayside, Brisbane CBD, Gold Coast, Logan, Ipswich. We have built trusted relationships with trades and services through out South East Queensland to ensure that we can provide the level of service that you deserve. We use our owner personal experience as investors, professional knowledge and tailor our services to our landlords needs.
This short article will help you identify if you have the right agent and to ask the questions that really matter!
What do you need -v- what are you getting?
Many of our landlords have brought their properties over to us after challenging experiences. Some of the reasons included:
- Constant staff turnover
- No one ever answered their phone
- Different person each time
- Felt uncomfortable to call
- No one ever got back to them
- They weren’t paid on time
- Never got statements
- Inconsistent service
- Poor tenants
These are the questions you want know?
- Who is managing your property?
- What is the property managers qualifications and experience?
- Does the property manager have any experience as a landlord?
- How long have they been with the agency in that role?
- How many properties does the agency manage?
- How many properties are allocated to each property manager?
- How do you deal with difficult tenants?
- How are repairs and maintenance handled?
- How often do you inspect the property?
Property management can a difficult role and requires a certain skill set and strong communication skills. It is a profession which is high in staff turnover and poor customer service. The goal for the agency is to build the portfolio and (unfortunately) the landlords and the tenants will weather the inadequate service as neither know how to ask for better. Is this sounding familiar?
What is the answer?
That depends on your needs and only you know the answer. If you are not getting them met, or aren’t getting value for money then change agencies. Perhaps you need a more personal service and that is where we can help. That is perfectly ok and reasonable and it is very easy to do. The chances are that your tenants will also benefit from a more personal service as they would also be as frustrated as you.
